    A). Facilities Management/ Building MGT

    1. FM to be on call 24/7 for emergencies to common property only.
    2. Patrol all common areas daily.
    3. Supervision of cleaning staff.
    4. To attend to day to day issues residents and building issues.
    5. Computer competency in email/windows/word/excel etc
    6. Ensure common property is maintained in first class condition, including arranging repairs, routine maintenance, and 24 hr emergency work by tradesmen.
    7. Building Manager will supervise and provide induction to all service contractors, including maintaining all service records and reports.
    8. Building Manager will replace (within OH&S Policies) faulty globes through-out the common area.
    9. Ensure all service and maintenance issues are dealt with urgently and in a professional manner, including monitoring pool and cooling tower systems.
    10. Ensure all essential service compliance issues are dealt with urgently and in a professional manner, including managing annual safety measure certificate.
    11. Attend all Committee meetings and AGM’s Quarterly outside business hours.
    12. Address cleaning issues when required, including rubbish chute and bin issues.
    13. Supervise residents move in’s and out’s.
    14. Address all and any issues as directed by residents, committee members.
    15. Assessment of completed works and verification of invoices for payment.
    16. Reporting any work which is not satisfactory to the Owners Corporation manager/Committee
    17. Providing appropriate advice to the Owners Corporation Manager to facilitate payment for works undertaken.
    18. Maintain a professional and accurate petty cash float.
    19. Implement new and Environmental Strategy
    20. Ensure annual budgets are consistent with the long-term asset management strategy.
    21. Ensure the Building management & Operations complies with all relevant regulations and legislation.
    22. Provide assistance to the Owners Corporation committee to enable it to carry out its duties and obligations.
    23. Ensuring compliance with essential services requirements including maintaining a manual relating to all essential procedures and annual sign off.
    24. Develop, maintain and implement long-term asset management plans for maintenance and capital works.
    25. Provide leadership, direction and guidance to the committee, owners, and residents.
    26. Mobile phone charges to be borne by the owners corporation, reasonable costs only

    B). Tenancy Co-ordination

    1. Manage the co-ordination of the tenancy fitout between the landlord, tenant and tenants shopfitters.
    2. Prepare the tenancy to meet the landlords requirements prior to handover
    3. Manage the day to day tasks of the fitout, noise dust, inductions, insurances
    4. Co-ordinate the Cat 1’s for the tenancy and have them approved and signed off by the tenant which may include
      1. Hoardings, sprinklers, Air-conditioning, plumbing, electrical and exhaust
      2. Manage the consultants to review the drawings and ensure there is no impact the base building
  1. Ensure the tenant/ shopfitters meets the time lines as per the schedule of works
